Functional Mechanical Systems
Electrical and plumbing infrastructure must be in good working condition with considerable life remaining.
The heating system must meet safety standards and be able to maintain home temperature at a minimum of 50 degrees Farenheit. This temperature will keep pipes from freezing.
The roof should be in good condition and without any significant defects.
Dry Basement and Crawl Spaces
There cannot be any basement leaks. Subterranean areas like crawl spaces must be dry.
Free of Hazards
Any hazardous conditions such as exposed wires or lack or proper railing can make a home unsuitable for VA approval. This includes environmental hazards such as proximity to a toxic waste site.
A home must be termite-free before it can meet VA loan approval guidelines. Termite infested homes must be properly fumigated before they are eligible.
No Lead-Based Paint
Any property built prior to 1978 must be inspected for lead paint. Any surface with cracked or chipped lead-based paint must be scraped and repainted or totally removed.
